Responsibilities

Property Management

• Oversee assigned properties/portfolio to ensure optimum property and performance not limited to tracking of NPI, CAPEX, OPEX and occupancy levels
• Review and recommend to management leasing terms with guidance of Limits of Authority (“LOA”) to ensure leases contracted are favourable to the Trust
• Collaborate with Mall Directors (“MDs”) to identify and resolve occupancy issues, recommend corrective action and follow-up
• Review and monitor property capital expenditure against budget, schedule, and coordinate capital movement for capex and/or maintenance requirements
• Review unbudgeted capex and property expenses.
• Monitor the progress and timely completion of all capex works and asset enhancement initiatives with the assistance of the MDs
• Monitor the rectification of defects in the malls identified through building audit

Portfolio Analysis

• Monitor the financial and operational status of assigned properties/portfolio
• Review property monthly reports and financial statements, analyse performance against budget, research variances, recommend and implement operational changes to meet performance objectives and budget

Reporting

• Review monthly overall occupancy, NPI, and WALE
• Prepare quarterly Board Meeting papers and presentations

Property Risk Management and Compliance Activities

• Follow up with Legal team to ensure land titles are renewed in a timely manner
• Follow up with MDs to ensure all related building permits are renewed in a timely manner
• Prepare Interested Party Transaction papers for Board approval

Acquisition & Divestment Activities

• Review building audit report for potential acquisitions
• Review commercial and financial feasibility of Asset Enhancement proposals
• Preparation and review of related circulars

Qualification

• Bachelor Degree/Diploma in Real Estate/Real Estate Business/Project & Facilities Management or equivalent
• Excellent communication and interpersonal skills
• Possess strong analytical and financial skills
• Travel to Indonesia may be required
